  • A standard home inspection is primarily visual and does not include air sampling. While signs of moisture or possible mold may be noted, testing is required to confirm the presence and levels of mold in the air.

  • A mold inspection is not always required, but it is strongly recommended if there are signs of moisture, past water damage, or if you want to fully understand the indoor air quality before purchase. Mold is often not visible, which is why air sampling and comparison to an exterior control sample is important to determine if elevated mold levels are present inside the home.

  • Our mold inspections include a detailed visual assessment, moisture evaluation using thermal imaging, and air sampling when necessary. Indoor air samples are compared to an exterior control sample to determine if mold levels are elevated. We also evaluate environmental conditions such as humidity, vapor pressure, and mixed grains per pound (GPP) to determine if the environment supports mold growth.

  • Yes. In addition to mold and air quality testing, we offer full residential and commercial property inspections, including radon testing, oil tank sweeps, sewer scope inspections, and Level II chimney inspections.

  • Yes. Mold is often hidden behind walls, in attics, crawlspaces, or HVAC systems. Air sampling helps detect elevated mold spores that may not be visible during a standard visual inspection.

  • An exterior control sample provides a baseline of naturally occurring mold spores outside the home. Indoor samples are compared to this baseline to determine if the indoor environment has elevated mold levels. Without an exterior sample, results cannot be accurately interpreted.

  • Air quality testing evaluates airborne particles and contaminants that may impact health and comfort. Depending on the situation, testing may include mold spores, Allergens, Pollen, particulate matter, and other indoor air quality indicators.

  • As a test-only company, we do not perform mold remediation. This ensures our findings are completely unbiased, with no conflict of interest. Our role is to accurately assess and report conditions so you can make informed decisions.
